What a solar roof ventilator does on a tile roof
A solar roof ventilator is a sun-powered fan that pulls hot air out of the roof space above your ceiling. On a concrete tile roof, the installation needs care. The base must fit the tile profile. The flashing must shed water. The roof space also needs a clear path for fresh air to enter.
NexFix Engineering handles all three. We inspect first, quote second, and install only when the roof is ready.
Why concrete tile roofs run hot in Singapore
Concrete tiles are dense. They soak up strong tropical sun all morning and release that heat into the roof space through the afternoon. Singapore sits close to the equator, so the sun stays strong all year. The roof space can become much hotter than the air outside. That heat then moves down through the ceiling into your top-floor rooms.
Owners of landed homes often report these signs:
- Top-floor bedrooms stay warm well into the evening.
- The aircon runs longer to reach the set temperature.
- The roof space smells musty or feels humid.
- Ceiling paint peels or stains appear.
A ventilator cannot fix every one of these problems. It targets the main cause: hot, trapped air in the roof space.
How the system works
The unit has three main parts: a fan housing set into the roof, a solar panel, and a DC motor. Sunlight on the panel powers the motor. The stronger the sun, the faster the fan spins. The fan works hardest when your roof is hottest. It needs no mains wiring and adds nothing to your electricity bill.
Hot air leaves through the fan near the ridge. Replacement air must enter somewhere else, such as eave vents, soffit vents or gable vents. This point matters. If the roof space has no intake, the fan can pull air from your rooms through ceiling gaps instead. We check the air path at every inspection and add intake where the roof needs it.
What we check at your site inspection
| What we check | Why it matters |
|---|---|
| Tile profile and condition | Sets the flashing type. We replace cracked tiles before we fit anything. |
| Roof pitch and ridge position | Decides where the fan sits. Hot air collects near the ridge. |
| Roof space size and obstructions | Decides the fan size and the clear route for the opening. |
| Air intake path | Confirms fresh air can enter at eaves, soffits or gable vents. |
| Sun exposure and shade | Decides the solar panel position. Trees and nearby buildings can slow the fan. |
| Existing leaks, stains or damaged underlay | We repair these first so the new opening does not add to the problem. |
| Roof access and safety | Sets our working-at-height plan before the team goes up. |
Our tile roof installation method
How we prevent leaks on concrete tiles
The flashing decides whether a tile roof ventilator leaks. Our standard is simple:
- Every tile and flashing edge laps in the correct order, so gravity does the sealing work.
- Sealant acts as a back-up. It never replaces correct lapping.
- We handle concrete tiles with care. They crack under point loads, so we replace any broken piece.
- We fix damaged underlay or ridge defects before we cut a new opening.
If your roof already leaks, we can also help with roof waterproofing and ceiling leak repair.
Solar, wind turbine or mains-powered ventilator?
| Solar ventilator | Wind turbine ventilator | Mains-powered fan | |
|---|---|---|---|
| Power source | Sunlight | Wind | Electricity |
| Running cost | None | None | Added to your bill |
| Wiring to the house | None | None | Needed |
| Performance | Strongest when the roof is hottest | Depends on wind; weak in still air | Steady, any time |
| Best for | Sun-exposed landed roofs | Open sites with steady wind | Homes that need night running |
Most tiled landed homes in Singapore suit a solar unit. The hottest hours are also the sunniest. Some solar models offer a night-running option. We explain your choices at the inspection.
Sizing and placement
We size the fan by roof space volume, roof pitch and sun exposure. Large roofs, long ridges and multi-gable roofs may need more than one unit.
We set the fan in the upper part of the roof, close to the ridge. Singapore's sun sits high in the sky, so shade matters more than roof direction. If trees or buildings shade the roof, some solar models allow the panel to sit a few metres from the fan, in full sun.
Is it right for your roof?
We tell you plainly when a ventilator will help and when it will not.
A good fit
- A sun-exposed concrete tile roof with an enclosed roof space.
- A top floor that stays hot in the evening.
- A clear route for air to enter at eaves, soffits or gable vents.
Fix or add something first
- Leaks, broken tiles or damaged underlay. We repair these before installation.
- Heavy shade on the roof. We discuss a remote panel or another option.
- Poor ceiling insulation. A ventilator reduces roof space heat, but it does not replace insulation.
Landed homes we serve
We install on terrace, semi-detached and detached landed homes across Singapore. Different house type or roof use? See our services for landed houses, shophouses and factories and warehouses.
What affects the price
The price depends on a few clear factors:
- Fan capacity and the number of units
- Tile type and roof height
- Roof access and safety needs
- Panel position, including any remote panel
- Repairs needed before installation

Frequently asked questions
Will a solar roof ventilator make my tile roof leak?
Not when a trained team fits it correctly. We lap the flashing in the right order, fix the base to the roof structure and check every joint.
How much cooler will my house get?
It depends on your roof, insulation, shade and the fan size. We do not promise a set temperature drop. We tell you what to expect after the inspection.
Does it work on cloudy or rainy days?
The fan spins slower under cloud. It runs fastest in strong sun, when your roof is hottest.
Does it run at night?
Standard solar units stop when the sun sets. Some models offer a night-running option. Ask us during the inspection.
How many ventilators does my roof need?
Most small and medium roofs need one. Large or multi-gable roofs may need more. We size it from your roof space.
Do I need new electrical wiring?
No. A solar unit has its own panel and does not connect to your mains supply.
Can I fit a ventilator and solar PV panels on the same roof?
Often yes. We plan the layout so the panels do not shade the ventilator.
Do I need approval to install one?
Rules vary by property. We tell you what to check during the inspection.
How long does installation take?
It depends on roof access and the number of units. Your quote includes a time estimate.
How do I maintain it?
Keep the panel clean and clear of leaves. Ask us to check the unit and the seal during any roof inspection.
